- How old is the HVAC system? Most HVAC equipment is designed to give many years of reliable service, often 10 to 15 years or more. If the system is relatively new, you can reasonably expect to still get several seasons’ worth of use out of it. However, an older HVAC system may be nearing the end of its useful life and could need to be replaced soon.
- What size is the HVAC system? HVAC equipment sizing refers to its functional capacity, or ability to generate the amount of heating or cooling you need. Find out the size of the existing HVAC system and have your HVAC professional perform a load calculation to see how much heating and cooling is actually needed.
- Is there still a valid warranty on the system? Newer HVAC systems may still have an active, valid warranty in place. Ask the homeowners or sales agent if the current HVAC equipment still falls under a warranty. Secure the paperwork to prove the warranty in case you need to use it.
- When was the system last inspected or maintained? HVAC equipment should received preventive maintenance at least once a year. Ask when the existing system was last inspected and request records, reports, or other documentation to show what was done and the condition of the system at the time of the most recent maintenance visit.
